On behalf of the Hamilton County Commissioners and as agent for the Seller, Thomas Realty & Auction Company will sell at public auction to the highest bidder or bidders the property formerly occupied by Hamilton Manor.
The property is located at 1515 5th Street in Aurora at the corner of 5th Street and Highway 34. One parcel of the property is located on Manor Drive in Aurora.
The property consists of 4.78 acres, more or less, of development land in an excellent location in Aurora. It is near the hospital and commercial development on Highway 34 with approximately 286.99 feet of highway frontage. The property has excellent potential for development with many possible uses. It is currently zoned R1 Residential District. A metal building used for storage is included on the property. Included within the property is Lot 3 of Mitchell’s Subdivision, which is situated on the south side of Manor Drive and would make an excellent building lot for a single family home.
Method of Sale: Prospective bidders will be required to register for a bid number and sign a Buyer’s Agency Disclosure Statement prior to the sale. Bids will be taken on two separate parcels, as described below, and then on the entire parcel with the property selling in the manner that best benefits the seller:
- Parcel 1: The entire property, as legally described by survey, excluding Lot 3 of Mitchell’s Subdivision, City of Aurora, Hamilton County, Nebraska.
- Parcel 2: Lot 3, Mitchell’s Subdivision, City of Aurora, Hamilton County, Nebraska.

The successful bidder or bidders will be required to sign a real estate purchase agreement(s) and other necessary documents upon completion of the auction. Purchase agreement and other documents are available for review prior to the auction upon request.

TERMS OF REAL ESTATE SALE: 20% down payment is required the day of the auction, with balance due at closing, on or before July 29, 2019. Possession will be given at closing. Financing arrangements MUST be made prior to the sale. Sale of property is NOT contingent upon financing. Basic title insurance premium to be divided evenly between Seller and Buyer. Sale of property is subject to confirmation by Seller.
